Two years after a bankruptcy filing, you are not going to get ANY reasonable loan to purchase a house. Lenders are not gracious when it comes to granting a mortgage loan to someone who has stiffed a number of creditors a mere two years in the past. You need to wait another two years before you consider trying to obtain a mortgage loan.

FHA loans require bankruptcy to have been discharged two years before you can be eligible for financing. They will even allow financing after a year in rare cases if it was due to extenuating circumstances. You will need to have re-established credit after the bankruptcy and there will be zero tolerance for any late payments after the discharge. Getting new credit can be difficult and expensive after a BK, but if you had debts such as student loans that weren't included in the discharge it can be relatively easy. With a 680 score, FHA requires 3.5% down and there are many states and municipalities with down payment assistance programs to cover most or all of that if you are a first time buyer meeting certain income guidelines. Assuming 2% of the purchase price for annual real estate taxes, I would estimate a 30 year fixed payment at 3.875%/4.778% APR at about $770/mo. A link to details in the FHA handbook is posted below. Unless you have been extremely good with your finances since the BK, you may not even qualify. You would have to consult with a mortgage lender to see how you are doing.
Until you improve your credit score above 620 or 640, I think your only option would be to go to a private lender that is licensed for owner occupied lending in your state. Terms will be expensive and down payment will be high, but when you re-establish your credit you can refinance out. I work with a lender like this in Atlanta, Georgia called The Westmoore Group They offer loans with no prepayment penalties so people can refinance to a lower interest mortgage once they are eligible to do so.
